Every air conditioning system produces water as a natural byproduct of the cooling process. When warm, humid Singapore air passes over the cold evaporator coil, moisture condenses on the coil surface — exactly like water droplets forming on a cold glass of water. This condensate water collects in a drain pan beneath the coil and flows through a drain pipe to an external drain point.

Under normal conditions, this entire process happens quietly and invisibly. Water leaks occur when something disrupts the drainage pathway or when excessive water overwhelms the system’s capacity to drain it.

1. Blocked Condensate Drain Line

This accounts for the vast majority of aircon water leaks in Singapore. Over time, a slimy biofilm of algae, bacteria, and dust particles builds up inside the drain pipe. In Singapore’s warm climate, this biological growth thrives. Eventually, the pipe becomes partially or fully blocked, and water backs up into the drain pan until it overflows.

2. Cracked or Damaged Drain Pan

3. Frozen Evaporator Coil
